How To Increase Property Value

A clean, neutral, and streamlined look help buyers imagine what life would be like in your home. Superficial changes can make a bigger impact on buyers than more intensive renovations.  The action points below will help you be able to do that.

Exterior

  • Wash or paint the home's exterior
  • Paint the front door
  • Keep the yard nicely trimmed
  • Keep the lawn free of clutter
  • Weed and freshly mulch garden beds
  • Clean interior and exterior windows
  • Apply fresh paint or stain to wooden fences

Simple landscaping features such as new plants and fresh mulch can help your home make a great first impression.

Interior

  • Remove personal items, excessive decorations, and furniture
  • Replace clean carpets
  • Get rid of clutter and organize and clean closets
  • Apply a fresh coat of paint to walls, trim, and ceilings
  • Replace outdated ceiling fixtures and clean lighting fixtures
  • Minimize and clean pet areas in the home
  • Be sure that all light bulbs are in working order
  • Upgrade to energy-efficient appliances

Energy-efficient upgrades reduce your utility bills while you own the home.  When it comes time to sell, these upgrades will also offer more speak to buyers, many of whom are interested in energy-efficient features to lower their own costs as a homeowner.

Freshen the Paint and Fixtures

  • A new coat of exterior paint helps a home's curb appeal.  It isn't a low-budget item, but if you can swing it...DO IT
  • If you can't paint the entire home, paint the trim.  This is a relatively simple thing to do and it helps give a home that wow factor
  • Update exterior light fixtures.  This can quickly give a home an updated look
  • Put a fresh coat of paint on the front door

Home Staging

Staging a home is different than designing a home.  Bringing in a stager is having someone in your corner who has a trained eye and will look at your home as a buyer would.  This service provides a clean, decluttered look so that potential buyers can look at your home like a blank canvas.

Some key statistics to know:

  • A staged home spent 90% less time on the market
  • Staged homes increase the sale price by up to 5%

Benefits of Staging:

  • Less time on the market
  • Increased sale price
  • Highlights the best features of the home
  • Disguises flaws of the home
  • Creates the wow factor you will need in photos to make your home stand out.
